    The house had been marketed for two years by two well-established agents without a sale. Letchworth sits outside our usual area, and the seller sought us out.

    What we changed

    Nothing about the house. We restyled it, photographed it again, made a cinematic film and produced a brochure for it alone. The same as every home we sell.

    Outcome

    Offers over £3,000,000 invited. £3,071,000 achieved. Contracts exchanged in July 2026.

    John Bunyan was tried in its dining room in 1660. We made that the first thing a buyer learned.

    Before

    The house had been with four agents since 2022, including two specialist London firms. More than one sale was agreed, and each fell through before exchange.

    What we changed

    We led with its history. In 1660 John Bunyan was tried in its dining room, before he wrote The Pilgrim's Progress. Then we did the unglamorous part properly: our sales progression team kept every party moving through a long and demanding final stretch.

    Outcome

    Contracts exchanged in September 2026, the first exchange in four years of marketing.

    Before

    The house never went on the open market.

    What we did

    We introduced it to a buyer through our private network of registered buyers, before any public launch. Alongside the sale, we found the sellers the house they were buying.

    Outcome

    £2,250,000, the full asking price, agreed without reaching the portals.
