To Sell Your Home
Selling a home well is not one decision. It is sixteen, made in the right order, each one building on the last.

I cannot tell you what your home is worth. Nobody can. Value is proven by buyers in competition, and everything we do is designed to create that competition and then convert it.
I would rather lose an instruction by telling the truth than win one with flattery. The homes launched on flattery are the ones you see reduced six months later.

James Kendall, Founder
The plan
Step 01
An agent's job is not to tell you what your home is worth. It is to build the conditions in which buyers prove it.
Step 02
You should never have to chase your own estate agent.
Step 03
From the day we start, you are no longer preparing your home. You are preparing someone else's next one.
Step 04
A photograph shows buyers your home. A film walks them through it.

Step 05
Buyers decide whether to keep scrolling in seconds. Every image we publish is made for that moment.
Step 06
Nobody ever fell in love with a list of room dimensions.
Step 07
Before your home reaches the portals, the market has already started telling us what it is worth.
Step 08
The portals are where our marketing arrives, not where it begins.

Step 09
Every enquiry is a person deciding, in that moment, how serious to be about your home.
Step 10
How buyers view your home shapes what they will pay for it.
Step 11
"It just wasn't for me" tells you nothing. We ask better questions.
Step 12
A listing should never look like it has been waiting.

Step 13
You will never be left wondering how your sale is going.
Step 14
The highest offer is not always the strongest one. Position, chain and timing count as much as the figure.
Step 15
Agreeing a sale is the halfway point, not the finish line.
Step 16
The period between sale agreed and exchange is where sales are won, lost and saved.

The best result is not the highest sale price. It is the biggest gap between what you sell for and what you buy for. So we offer to negotiate your onward purchase. This applies only to homes sold by other agents, never our own, so our advice is never conflicted.
Not quite ready to launch? We prepare everything, from styling to film, then pause. Your home stays private until you say go, and can be live within hours.
It helps in two ways. If you find your next home first, yours can be on the market that week rather than a month later, and you offer as a stronger buyer. And if you plan to sell in the autumn, we can photograph the garden in June. There is no obligation to launch because the work is done.
A home on the market is a home on display, so we manage exactly what is on display. Every viewing is accompanied, identity is checked before viewings of higher-value homes, and our whole team is trained by our security partner, Harrier Global.
Before You Decide
Most sellers choose an agent on two numbers: the highest valuation and the lowest fee. Neither decides what you walk away with.
Set both aside for a moment. Look at how each agent presents the homes they are selling now. Ask who will show buyers round, how you will hear what they said, and who will negotiate when an offer arrives. Then put the numbers back.
A valuation is an opinion, so ask what evidence sits behind it and what the agent will do if the market disagrees. A fee is a cost, but the difference between two agents' negotiation is usually worth more than the difference between their fees.
We are rarely the lowest fee you will be quoted. We would rather show you what the difference buys.
Google Reviews
“As we were managing the process from overseas this time, and with an 8 hour time difference, it could have been a stressful process, but James and his team were excellent. … we actually achieved multiple offers in a flat market, and accepted one over the asking price.”
