Market Ready
Market Ready before Christmas, live in January
Most people who move next spring will start thinking about it properly in January. The homes that launch first in the new year usually belong to owners who did the preparation in November.
Preparing is not launching
We call it Market Ready. You can have everything ready and still choose the day. The photographs, film and floorplan are done, the price is agreed and the paperwork is gathered. Then the home goes live when buyers return after the holidays, or quietly to our registered buyers first, if you prefer.
Why before the decorations go up
Photographs taken in late November show your home as it is for most of the year: its rooms, its light and its garden. Photographs with a tree in the corner look dated the moment January arrives. Winter days are short, so we plan the shoot around the hours when your home looks its best.
What to do before Christmas
- Ask for a Pre-Market Report, so you know the price you would launch at and why.
- Book the marketing shoot: styling, photography, film and floorplan in one day.
- Gather what buyers' solicitors ask for first: guarantees, building regulations certificates, boiler service records, and an EPC that is still in date.
- Choose a solicitor, so the legal work can start the day an offer is agreed.
What it means in January
When buyers come back after the holidays, your home is among the first they see, photographed in clear light, with its paperwork already in order. Homes we sold this year went from launch to completion in 164 days on average, 23 days sooner than the area average of 187.

If a move next year is on your mind, our Pre-Market Report is the simplest first step. We prepare it from outside, and visit only if you would like us to.
