The town
Ampthill has held a weekly market since Henry III granted its charter in 1219. The market place, pump and clock tower were laid out in the 1780s, and the streets around them are lined with Georgian houses, coaching inns and thatched cottages. Henry VIII was a regular visitor to Ampthill Castle, where Catherine of Aragon lived from 1531 to 1533.
Ampthill Great Park, a Capability Brown landscape on the site of the castle, runs north from the town centre, and the ruins of Houghton House, built in 1621 and thought to have inspired the House Beautiful in The Pilgrim's Progress, stand on the ridge above it. The town has around 8,800 residents and a strong mix of independent shops, restaurants and pubs.
Homes and prices
Ampthill offers Georgian and Victorian townhouses in the conservation area, period cottages, and substantial detached homes on the roads around the Great Park and towards Maulden. Detached homes sold for an average of around £630,000 over the year to August 2026, and the average across all homes was around £457,000, broadly level with the year before.
Demand from London buyers looking for a town with character within reach of the Thameslink line keeps the best homes here in short supply, and well presented period houses in the centre rarely stay on the market for long.
Getting about
Flitwick station, around 1.6 miles south, has Thameslink services through Luton Airport to London St Pancras, Farringdon, the City and Gatwick. The A507 links Ampthill to the M1 to the west and the A6 to the east, and Bedford is around eight miles north.
Schools
Ampthill has a three tier system, with Russell and The Firs lower schools, Alameda Middle School and Redborne Upper School, which it shares with Flitwick. Bedford's independent schools are a short drive north. We always suggest checking current admissions arrangements with Central Bedfordshire Council for a specific address.
