    Living in Bedford

Bedford is the county town of Bedfordshire, built either side of the River Great Ouse. It combines a riverside town centre, four long established independent schools and fast trains to London St Pancras, with period houses close to the river and family homes to the north of the town.

    The town

Bedford has a long history. Offa of Mercia was buried here in 796, Edward the Elder built the town's first known fortress in 919, and Henry II granted it borough status in 1166. Bedford Castle was destroyed in 1224 and only its mound remains. John Bunyan was imprisoned in Bedford Gaol for 12 years from 1660 and wrote The Pilgrim's Progress there; he preached at St Paul's Church, and his statue stands in the town.

The River Great Ouse runs through the centre, lined with the gardens of the Embankment, where the town's First World War memorial by Charles Sargeant Jagger stands. The Bedford Regatta is held on the river each May and is Britain's largest one day river rowing regatta. Universal's planned theme park and resort at Kempston Hardwick, south of the town, was granted planning permission in December 2025 and is expected to open in 2031.

    Homes and prices

The most sought after homes in Bedford are the Victorian and Edwardian houses of De Parys and Castle, close to the Embankment and the Harpur Trust schools, and the family homes of Putnoe and the north of the town. Elsewhere, the town offers everything from terraced streets near the centre to newer developments on its edges.

Detached homes sold for an average of around £519,000 over the year to August 2026, semi detached homes for around £353,000 and terraced homes for around £306,000. The average across all homes was around £351,000, 2% below the year before but 6% above the 2022 peak. With so wide a range of homes, a town average says little about any one house, and the best period homes are valued against the closest comparable sales in their own streets.

    Getting about

Bedford station is on the Midland Main Line, with East Midlands Railway and Thameslink trains to London St Pancras, the fastest taking around 40 minutes, and Thameslink services through the City to Gatwick and Brighton. Bedford St Johns station is on the Marston Vale line to Bletchley. The A421 links the town to Junction 13 of the M1 and Milton Keynes in the west and to the A1 in the east, and the A6 runs north to Kettering and south to Luton. East West Rail's plans, consulted on in spring 2026, include a rebuilt and enlarged Bedford station with a new western entrance and additional platforms, with trains from Oxford extended to Bedford by the mid 2030s; the application for development consent is planned for 2027.

    Schools

Bedford is home to the four independent schools of the Harpur Trust, endowed by Sir William Harpur in the sixteenth century: Bedford School, Bedford Girls' School, Bedford Modern School and Pilgrims' School. The town also has a full range of state primary and secondary schools. We always suggest checking current admissions arrangements with Bedford Borough Council for a specific address.
