HM Land Registry price paid data, year to July 2026, for the Biddenham area. Averages are rounded and include all property types sold in the period.

    The village

The older heart of Biddenham runs along Church End and Main Road, with thatched cottages, the Three Tuns pub and the parish church of St James, which holds a Jacobean screen and a modern Millennium Window. The village pond off Gold Lane was dug as a carp pond around 1700 and has been looked after by villagers since 1986.

Around that core, Biddenham grew through the twentieth century into a settled residential village of larger detached homes on generous plots, many of them individually designed. It remains a village in feel, with its own community centre, sports pavilion and an annual 10km run that follows the river.

    Homes and prices

Biddenham covers a wide range of homes, from period cottages to substantial detached houses on private roads. That range matters when reading the averages. Detached homes sold for an average of around £593,000 over the year to July 2026, but the best houses in the village routinely sell well above that, and prices on individual roads vary more than the headline suggests.

Across all property types, the average over the same period was around £415,000, lower than the year before. A change in the mix of homes sold explains much of that movement, which is why we always value a Biddenham home against the closest comparable sales rather than the village average.

    Getting about

Bedford's main station is on the same side of town as Biddenham, with East Midlands Railway and Thameslink services to London St Pancras, the fastest taking around 40 minutes. By road, the A428 and A421 link the village to the M1 at Junction 13 and to Cambridge and Milton Keynes.

    Schools

Families in Biddenham are within reach of Bedford's state schools and its independent schools, including Bedford School, Bedford Girls' School, Bedford Modern School and Pilgrims' School, which draw pupils from across the county. Catchments change, so we always suggest checking current admissions arrangements with Bedford Borough Council for a specific address.
