Living in Clapham
Clapham sits on the River Great Ouse at the north west edge of Bedford. A large village with a Saxon church tower, two pubs and its own school, it has been much quieter since the A6 bypass opened in 2002.

The village
Clapham's Church of St Thomas of Canterbury is Grade I listed, and its tower is regarded as one of the most remarkable examples of Saxon architectural work in England. Clapham Park, a large country house, was built in 1872 by James Howard, MP for Bedford, and Woodlands Manor, built in 1812, has been a hotel since 1973. On the western outskirts, the former RAF Twinwood Farm is where Glenn Miller took off on his last flight, and the site is now home to a museum and the annual Twinwood Festival. The village has two pubs, the Horse & Groom and the Fox & Hounds, and Bedford and County Golf Club is on Green Lane.
Homes and prices
Clapham offers older houses and cottages around the High Street, a large number of family homes built through the twentieth century and newer homes. Detached homes sold for an average of around £603,000 over the year to August 2026, and the average across all homes was around £342,000, a little above the year before. The gap between the two reflects the number of semi detached and terraced homes in the village, so the type of home matters more here than the village average.
Getting about
The A6 bypass, opened in 2002, takes through traffic around the village, and Bedford town centre is a short drive south east. Bedford station has trains to London St Pancras taking from around 40 minutes.
Schools
Clapham has its own school, Ursula Taylor, and Bedford's state and independent schools, including Bedford School, Bedford Girls' School, Bedford Modern School and Pilgrims' School, are a short drive away. We always suggest checking current admissions arrangements with Bedford Borough Council for a specific address.
