    The village

Cranfield is one of the larger villages in Central Bedfordshire, with more than 5,000 residents, its own shops, pubs, surgery and schools, and the Church of St Peter and St Paul at its older heart. The airfield began as an RAF training station and became home to the College of Aeronautics after the war, which grew into Cranfield University.

The university, its technology park and the businesses around the airfield bring employers, researchers and visitors from around the world, which keeps the village busy and gives it a broader outlook than most. Beyond the village, the outlying hamlets such as Bourne End and Wharley End offer farmhouses and country homes in open settings.

    Homes and prices

Cranfield has a wide range of homes, from cottages in the old village and family houses built over the last fifty years to farmhouses and homes with land in the surrounding hamlets. Detached homes sold for an average of around £492,000 over the year to August 2026, and the average across all homes was around £394,000, up around 4% on the year before.

The country houses on the edge of the parish sell for far more than the village average, and they are valued against a wider area, because their buyers usually are not looking at Cranfield alone.

    Getting about

Junction 13 and Junction 14 of the M1 are each a short drive away, and the A421 dual carriageway runs to Bedford and Milton Keynes. Milton Keynes Central has fast trains to London Euston, and Bedford has trains to London St Pancras.

    Schools

Cranfield has its own schools within the village, and older pupils travel to schools in the surrounding area. Bedford's and Milton Keynes's independent schools are within reach. We always suggest checking current admissions arrangements with Central Bedfordshire Council for a specific address.
