    The village

Marston Moretaine is an old village that has grown. The Church of St Mary the Virgin dates from around 1340, and its Grade I listed tower stands apart from the church, around 70 feet to the north. Local legend says the Devil dropped it while trying to carry it away.

Around the old village, Marston Park and Marston Fields have added hundreds of new homes, with a primary school, local centre and sports ground. The Forest of Marston Vale's Millennium Country Park lies on the edge of the village, with woodland walks, lakes and cycle routes.

    Homes and prices

Most homes in Marston Moretaine are less than twenty years old, which makes the village popular with families moving up the ladder and with buyers who want a modern detached house with a garage and garden. Older homes, including cottages in the old village and Lower Shelton, appear far less often.

Detached homes sold for an average of around £502,000 over the year to July 2026, and the average across all homes was around £351,000, close to the year before. On estates where many houses are of the same design, small differences in plot, position and presentation make a real difference to price, and we track those sales closely because we live and work here.

    Getting about

The A421 dual carriageway runs past the village to Bedford in one direction and Junction 13 of the M1 and Milton Keynes in the other. Millbrook station, around a mile away, is on the Marston Vale line between Bedford and Bletchley, and Bedford and Milton Keynes Central both have fast trains to London.

    Schools

Marston Moretaine has primary schooling within the village, including at Marston Park, with secondary schools in the surrounding area and Bedford's independent schools a short drive away. We always suggest checking current admissions arrangements with Central Bedfordshire Council for a specific address.
