The town
Woburn Sands was known as Hogsty End until the nineteenth century, when it took its name from nearby Woburn and the sandy soil of the Greensand Ridge. It became a parish in its own right in 1907. The built-up area runs without a break into Aspley Guise, and buyers tend to treat the two as one place.
The high street has independent shops, restaurants, cafés and bars, with doctors and dentists within walking distance. Aspley Woods and Aspley Guise Golf Club are on the edge of town, and Woburn Abbey with its deer park, Woburn Safari Park and Center Parcs Woburn Forest are all a short drive away.
Homes and prices
Homes range from Victorian and Edwardian villas near the high street to substantial detached houses in woodland settings on the roads towards Aspley Heath and Aspley Guise, some of the most sought after in the area.
Detached homes sold for an average of around £621,000 over the year to July 2026, and the average across all homes was around £453,000, a little below the year before and below the 2022 peak. The best homes, particularly those backing onto woodland or the golf course, sell well above the average.
Getting about
Woburn Sands station is on the Marston Vale line between Bletchley and Bedford. Milton Keynes Central, around five miles away, has fast trains to London Euston, the quickest taking around 35 minutes. Junction 13 of the M1 is around two miles from the town.
Schools
The lower and middle schools serving Woburn Sands are in neighbouring Aspley Guise, and families are within reach of independent schools in Milton Keynes, Bedford and Woburn. Because the town straddles two local authorities, admissions depend on the address, so we always suggest checking with Milton Keynes City Council or Central Bedfordshire Council for a specific home.
