    The village

Clophill grew up on the north bank of the River Flit. Its old Church of St Mary, built around 1350, stands as a ruin on the hill above the village, where it was restored in the early 2010s, and a newer church was built in the village in the 1840s. The Greensand Ridge Walk and the Greensand Cycle Way both pass through, and the woods and heath on the ridge are on the doorstep.

    Homes and prices

Homes in Clophill range from period cottages along the High Street to substantial detached houses on the slopes of the ridge. Detached homes sold for an average of around £617,000 over the year to August 2026, and the average across all homes was around £583,000, a little below the year before. Relatively few homes change hands each year, so a valuation always rests on the closest comparable sales rather than the village average.

    Getting about

The A6 runs along the western edge of the parish, linking Clophill to Bedford in the north and Luton and the M1 in the south. Flitwick station, a short drive away, has Thameslink trains to London St Pancras and the City.
